The property that is the subject of this Declaration of Annexation is described as follows:
Plat of Citrus Springs Village ..F" Phase 2 of Citrus Springs PUD, recorded in Plat Book 21, Pages 1-2 of the Public Records of Indian River County, Florida, being a replat of a portion of Tracts 11 and 14, Section 21, Township 33 South, Range 39 East, Indian River Fanns Company subdivision, according to the plat thereof, as record in Plat Book 2, Page 24, of the Public Records of St. Lucie County, Florida, now lying in Indian River County, Florida, (the "Property")
Annexation into the Master Declaration
Pursuant to Article 4.2 of the Master Declaration of Covenants, Conditions and Restrictions for Citrus Springs recorded in Official Records Book 1404, Page 0770 of the Public Records of Indian River County, Florida (the "Master Declaration"), HMM, Inc. and The Suntree Partners, as the "Developer" and fee simple owner of the Property adopt and record this Declaration of Annexation so as to cause the Property to be held, sold and conveyed together with and subject to the easements, restrictions, covenants, and conditions contained in the Master Declaration and further subject the Property to the management and control of the Citrus Springs Homeowners Association, Inc., the master association created by the Master Declaration.
Further, Develop declares that the easements, restrictions, covenants, and conditions described in the Master Declaration shall run with the Property herein annexed and be binding upon all parties having any right, title, or interest in the Property or any part thereof and upon their heirs, successors, and assigns and shall inure to the benefit of each owner thereof.
Annexation into the Village "F" Declaration
Pursuant to Article 4.2 of the Declaration of Covenants, Conditions and Restrictions of Citrus Springs, Village ..F" recorded in Official Records Book 1749, Page 1081 of the Public Records of Indian River County, Florida (the "Village "F" Declaration"), HMM, Inc. ("Co Owner") and The Suntree Partners, as the "Deve1oper" and "Co-Owner"), the fee simple owner of the Property adopt and record this Declaration of Annexation so as to cause the Property to be held, sold and conveyed together with and subject to the easements, restrictions, covenants, and conditions contained in the Village "F" Declaration and further subject the Property to the management and control of the Village "F" Homeowners Association, Inc., the homeowners association created by the Village "F" Declaration.
Further, Develop declares that the easements, restrictions, covenants, and conditions described in the Village "F" Declaration shall run with the Property herein annexed and be binding upon all parties having any right, title, or interest in the Property or any pan thereof, and upon their heirs, successors, and assigns and shall inure to the benefit of each owner thereof.
This Corrective Declaration of Annexation of Village ..F-2" for Citrus Springs, Village "F" corrects certain typographical errors and omissions in, and supersedes and replaces, that certain Declaration of Annexation of Village "F-2" for Citrus Springs, Village "F" recorded in Official Records Book 2011 Page 1835 of the Public Records of Indian River County, Florida.
